Builders, development partners, and local dignitaries with Montgomery County, The Woodlands Chamber, the Conroe Chamber, and Conroe Independent School District joined Shea Homes® to officially break ground on Evergreen, a new 740-acre community in Montgomery County.

Located on the northwest corner of FM 242 and FM 1314 in the Conroe area, Evergreen is planned to accommodate approximately 2,000 homesites. The first phase is planned to include 247 homesites consisting of 40-, 50-, 60- and 70-foot lots. Builders Shea Homes, Chesmar Homes, and Perry Homes are expected to begin sales in the spring of 2023.

“We are excited to get this off the ground and see our vision start taking shape,” said Keith Luechtefeld, Houston Division President for Shea Homes.

Named for its natural landscape, Evergreen is planned to have approximately 100 acres devoted to parks, greenspace and amenities. Signature amenities are planned to include an amenitized creek that traverses the property, a modern recreation center, and significant additional areas devoted to open space and trails.

“We want to develop a community that works with the land, preserving as much of Evergreen’s natural features as possible, giving people ample opportunities to enjoy their neighbors and the outdoors,” Luechtefeld said. “In planning Evergreen, we gave careful consideration to how people will live here."

“Easy access to Interstate-45, the Grand Parkway, The Woodlands and George Bush Intercontinental Airport adds to the appeal of Evergreen,” he said. “This area is booming, and there is great synergy here.”

META Planning + Design is providing land planning services for the community, Elevation Land Solutions is handling engineering and TBG Partners has been retained as the landscape architect.

Evergreen is planned to be Shea Homes’ largest Houston-area residential development. It is also the developer of the 240-are Del Bello Lakes community in Manvel, which began home sales in 2020.
